Apartment Complex, Memory Care Facility on Hold

Waukesha Plan Commission concerned about density of 94-unit apartment complex and 36-suite memory care facility on 9.5 acres of vacant land.

Plans for a 94-unit apartment complex and a 36-suite community-based residential facility for seniors with memory issues are on hold after lengthy discussion at the Plan Commission on Wednesday, according to Specialist Jennifer Andrews.

“There was a lot of discussion at the meeting about density or the units per acre,” Andrews said.

The developers were seeking zoning and preliminary plan approval. The Plan Commission came to a consensus that it would like to see a less dense plan come forward, according to Andrews. MSP has indicated it hopes to return to the Plan Commission by the first meeting in January.

The developers, MSP Real Estate and Development, want to place the apartments and memory care facility on 9.5 acres of vacant land on Meadow Lane in Waukesha. There would be four buildings for the apartment complex – two buildings would be two stories and two buildings would be three stories.

The rentals would range between $663 a month and $1,103 a month.

“Upon reviewing the market rate housing options in Waukesha and the current market conditions, it is clear that there is a strong demand for apartments,” states a letter from MSP to the city.

The developers would like to begin construction on the apartments and on the memory care facility in late summer 2012 at the same time, according to the letter. Construction is projected to last one year.
